Developer makes regular trips to sell units overseas
Many housing projects claim they cater to the rich and famous but few can say they have actually served the elite over the years and know their needs.
Le Raffine, however, can lay claim to having done both. They have sold apartments that carry personal services similar to those of five-star hotels.
To keep the wealthy classes in residence is not easy. Le Raffine's marketing head, Benjaporn Chatkaew, says it is all very good to build luxury homes, but it is equally important to train staff to attend to buyers.
The selling of the units is just the beginning of the developer-buyer relationship, she adds.
Le Raffine has recently launched another top-end apartment at Sukhumvit 39 called "Jambu Dvipa". Like Raffine's earlier site on Sukhumvit 31, the new project offers massive apartments, each with its own swimming pool, big balconies and high ceilings.
It will contain both units that have a single-floor as well as units that offer duplex floor plans, that is apartments with an upstairs section.
"Our customers are the key reasons why we have succeeded so well," said Benjaporn.
"Many of the improvements in our layouts are based on ideas and suggestions they gave us."
With a starting price of Bt25 million and penthouses going for Bt75 million each, Le Raffine has clearly defined a very selective market most developers would be envious of.
As a distinguished patronage lifts the standards of a luxury hotel, so they "boost the level of hospitality" at Le Raffine's homes, she noted.
But the firm also knows when to lavish attention and when to back off.
"Our buyers don't put on airs and are discreet. They don't travel around in expensive sedans but are rather low key. What they value is privacy and casual living," says Benjaporn.
The Soi 39 project will command panoramic views. The building's support columns have been tucked further inwards to allow a more uncluttered view of the surrounding landscape.
Architect Roengpun Khantachavana, managing director of Planet Architect, who has been closely working with Le Raffine since it was formed in 1989, says great detail goes into the building design before construction begins.
The piling is deep, at 56 metres, to hold up the extra weight of the water-filled pools, he says.
Extraordinary features combined with highly valued services go far to make Le Raffine popular with overseas buyers. The company makes annual marketing shows in financial capitals such as Hong Kong and London.
"Many of our buyers tell their friends to buy from us as they want familiar faces for neighbours," says Benjaporn.
